Our architecture and planning process

Process

Simplify, streamline, and deliver results.

We follow the RIBA Plan of Work — a clear, staged journey, tailored around you from first sketch to finished home and the years you live in it.

The RIBA Plan of Work — eight stages, start to finish.

  1. 0Strategic Definition
  2. 1Preparation & Brief
  3. 2Concept Design
  4. 3Spatial Coordination
  5. 4Building Regulations & Technical Design
  6. 5Construction
  7. 6Handover
  8. 7In-Use

Stage 0–1

Brief & Feasibility

Getting to know you and your project. We start with a conversation — your goals, your budget, your priorities. We visit the site, identify any constraints such as planning or access, and give you honest, informed advice on what’s achievable.

OutcomeA well-defined project brief and feasibility outline, grounded in realistic expectations.

Stage 2

Concept Design

We translate your aspirations into early sketches, layout options, and 3D visuals, exploring how your home could look and feel. Every idea is tested against your brief, your site, and your vision.

OutcomeA compelling design concept that begins to capture the character of your future home.

Stage 3

Spatial Coordination

We refine the preferred design in greater detail — selecting materials, finalising layouts, and producing drawings for a planning application. We manage the process on your behalf, liaising directly with the local authority.

OutcomeA coordinated design package with a planning application submitted where required.

Stage 4

Building Regulations & Technical Design

With planning secured, we produce detailed technical drawings and specifications. Working alongside structural engineers, consultants, and specialist suppliers, we ensure everything is construction-ready and fully compliant with Building Regulations.

OutcomeA comprehensive set of construction information, ready for pricing and building.

Stage 5

Construction

We help you appoint a trusted contractor and stay actively involved throughout the build — attending site visits, responding to queries, and resolving issues as they arise. Where required, we act as Contract Administrator, overseeing the contract and quality of work.

OutcomeA well-managed build with expert support at every step.

Stage 6–7

Handover & In-Use

At practical completion, we carry out a thorough final inspection and ensure all snags are addressed. We remain available for ongoing support beyond handover — because we care as much about how your home is lived in as how it looks.

OutcomeA home ready to be lived in, with ongoing care and support as you settle in.
