Planning drawings vs building regulations drawings: what’s the difference?
Planning drawings explain a proposal. Building regulations drawings develop its technical design. Understanding the distinction helps you commission the right work and avoid gaps between stages.
For projects in England. Requirements depend on the property, proposal and application route; check the current local authority requirements for your site.

They answer different questions.
Planning considers whether the proposed development is acceptable in its context. Building regulations set technical requirements for building work. A planning drawing set and a technical drawing set can share plans and elevations, but they serve different purposes and contain different levels of information.
Planning drawings
What will change, how the proposal looks and how it relates to the site and surroundings.
Building regulations drawings
How the design addresses the applicable technical requirements, supported by specifications and specialist information.
Government guidance confirms that building regulations approval is different from planning permission and that you might need both. A planning decision does not by itself establish building regulations compliance.

Planning: describe the development.
A planning set typically communicates the site, existing building and proposed changes through location and site plans, floor plans, elevations and relevant sections. Materials and relationships to neighbouring buildings may also need to be explained.
The exact submission depends on the application and the local authority’s validation list. Government guidance requires an identified scale for drawings and north on plans. Reports and other supporting information may also be required; drawings are only one part of an application.

Building regulations: develop the detail.
The technical package develops the design in more detail. Depending on the work, this may include construction sections, materials and insulation specifications, drainage arrangements, ventilation information and fire safety details. Structural calculations and other specialist designs need to be coordinated with the architectural information.
The approval route matters. GOV.UK distinguishes full plans applications from building notices, which do not provide formal approval in the same way. Discuss the suitable route and required information with the building control body. A drawing labelled “Building Regulations” is not itself proof of approval.

See the purpose in the drawings.
The Billericay preliminary elevations compare the existing and proposed appearance. They illustrate how a design proposal is communicated, without presenting the sheet as an approved planning submission.
At Tamba Day Nursery, the published proposed floor plan and fire strategy sheet are labelled Building Regulations. They show the project’s technical drawing stage. This nursery example illustrates a different purpose; it is not a template for a residential extension.
The portfolio records ArchiHomes’ design and drawing work. The sheets alone do not demonstrate approval, operational compliance or completed construction.
Agree the scope before work starts.
- Which drawing stages are included, and what is the deliverable at each stage?
- Who confirms the planning and building control routes and submits applications?
- Who supplies structural, drainage and other specialist information?
- Are application fees, specialist fees and design revisions included?
- Does the appointment include tender or construction information and site support?
